How We Approach Sealcoating
Preparation is what separates a seal job that lasts three years from one that peels in three months. We power-clean the entire surface, scrape and degrease oil spots and apply an oil-spot primer, and rout and fill any open cracks before a drop of sealer goes down. Skipping those steps is why so many sealed driveways look blotchy by the second winter.
We apply commercial-grade sealer in two coats with sand additive for traction, cut in every edge by hand, and barricade the area while it cures. Driveways are typically back in service in 24 to 48 hours depending on heat and humidity.
For most properties, sealcoating every two to three years is the right interval. Fresh pavement should cure through its first full season, usually 6 to 12 months, before the first application.
