How We Approach Resurfacing & Overlay
We start by evaluating what is actually failing. Surface cracking, raveling, and faded pavement over a solid base are ideal overlay candidates. Widespread alligator cracking, pumping, or areas that flex under a loaded truck mean the base has failed, and no overlay will fix that. We will tell you which one you have before you spend anything.
On a typical overlay we mill down at garage aprons, curb lines, and drainage structures to preserve grade and keep transitions flush, repair any localized base failures full depth, apply a tack coat, then place and compact a new 1.5 to 2 inch surface course.
The result drives and looks like new pavement, usually at 40 to 60 percent of the cost of a full tear-out and rebuild, and it can be sealcoated on the same maintenance schedule.
